Available Office listings are $25/month. Your subscription keeps your space active and ensures inquiries remain current. All principals agree to a 7.5% success fee on the first full year’s rent, only if a match occurs through the platform. This fee is at least 25% lower than standard broker commissions, which often charge 10% of Year 1 rent plus negotiated percentages of later years. In NYC, a typical 5-year broker deal equals 20% of Year 1 rent.

What happens when someone responds to my listing?

You receive an email with the attorney’s message and contact information, and the inquiry is retained in your dashboard. You can respond directly.

Can I edit my listing?

Yes. You can update photos, text, amenities, pricing, availability, or visibility settings at any time. All changes update instantly.

How do I get more visibility for my listing?

Complete listings with photos and detailed descriptions perform best. Visibility also increases through our two-sided network — attorneys with “Offices Wanted” profiles receive automatic notifications when your space matches their criteria.

What if I find a tenant before my renewal date?

You may pause or cancel your subscription at any time. If the tenant originated through LookingForSpace.com, the 7.5% success fee applies and is due upon signing.

Can I pause my listing instead of canceling it?

Yes. Pausing hides your listing without deleting it. You can resume at any time.

Can I advertise a larger space or multiple offices?

Yes. You may list single offices, multiple offices within your firm, or a larger contiguous area available for sublease.

What is an “Offices Wanted” listing?

It’s a short profile created by attorneys seeking space. Available Office subscribers can respond directly to Offices Wanted listings, enabling a two-sided matching system for faster placements.

How do I contact a listing?

For Available Office listings: anyone can inquire. Use the email form or phone number on the listing page.

For Offices Wanted listings: responding requires an active subscription. Available Office subscribers may choose to display their listing publicly or keep it private and visible only to Offices Wanted advertisers they choose to contact.

Is LookingForSpace.com a brokerage?

Principals-Only Inc. d/b/a LookingForSpace.com is a licensed real estate broker for regulatory purposes.

This is a principals-only listing service. Listings must be created by the principal who controls the space. Listing principals must agree to the Terms of Use, subscription billing, and the 7.5% success fee if and when a sublease is signed by a tenant.

Do you accept broker-submitted ads?

No. Broker-submitted ads are not accepted.

All listings must originate from the principal who controls the space. If a firm works with an Exclusive Agent, the principal may include the agent’s contact information in the listing description or title, but the listing must still be created by the principal who must agree to the Terms of Use and Fees.

What if I have an Exclusive Agent?

If your firm works exclusively with an agent, you may include the agent’s contact information in your listing description or in the title. The agent may handle inquiries, but the listing must be created by the principal, who remains responsible for the subscription and the success fee.

I own the building (I’m the landlord). Can I list my space?

Yes. Direct-lease space can be listed if it is purpose-built for law firm use or has a layout typically suitable for attorneys.
